North Port is a big city with relatively few mobile homes. The 2023 American Community Survey counted about 1,360 inside the City, under 4% of its homes. The parks are mostly just outside: in Warm Mineral Springs, about two in three homes are mobile homes and the median resident is about 72, and Englewood and Venice add thousands more. Those are the homes we work on. When a door starts to drag, a floor sags or the straps under the home look loose, we relevel it, sort out the tie-downs and repair what has torn underneath.
Our typical relevel ranges are $450 to $800 for a singlewide and $750 to $1,400 for a doublewide. We check every pier before we quote, and the quote is written. The rest of our ranges are on the pricing page.
City or county: it matters for your permit
Several parks along US 41 and the Myakka River carry a North Port mailing address but sit outside the City. By the Census map, Harbor Cove (a resident-owned 55+ park of 805 homes, on the Myakka since 1962), Lazy River Village (55+ and gated, where over 100 homes have docks), La Casa (resident-owned and gated, with river access) and Village at Riverwalk are in unincorporated Warm Mineral Springs. Holiday Park, an 865-home park originally built in the 1970s between Chancellor, South Sumter, South Biscayne and US 41, is inside the City.
That split decides whose rules apply, depending on whether your park is in the City or the county:
- Sarasota County says set-up or tie-down of any new or used mobile home needs a building permit and a licensed installer, and that elevating a home needs a replacement permit.
- City of North Port: since October 25, 2022, a manufactured home placed, replaced or substantially improved in a flood hazard area has to have the bottom of its frame at or above the Florida Building Code flood elevation, base flood plus one foot. The old 36-inch pier option for existing parks was repealed.
The ground under North Port
The soils across the City are poorly and very poorly drained flatwood sands: EauGallie, Myakka, Holopaw and Pineda. (Myakka here is the soil series, not the river.) For part of the year the water table can sit within 6 to 18 inches of the surface, and low spots pond. A pier pad sitting in sand that wet can sink, and once one pier goes, the beam above it can sag and the walls can follow. About 30% of the Cityโs area is mapped as a FEMA Special Flood Hazard Area, mostly near the Myakkahatchee Creek, the Myakka River and the canals, and several park addresses fall in AE zones. Zones change lot to lot, so we ask for yours.
Storms here
Ian came ashore on September 28, 2022. At Holiday Park about 200 of the 865 homes were demolished or set for demolition, mostly from wind, and La Casa took damage too. North Port rain gauges caught roughly 13 to 21 inches. In Englewoodโs Mobile Gardens park, the stateโs post-Ian survey noted that the older homes still standing mainly showed no noticeable damage to their piers, stabilizers and anchors. Milton followed on October 9, 2024, landing on Siesta Key with 6 to 9 feet of surge from Venice south to Boca Grande. Sarasota and Charlotte counties are both HUD Wind Zone III (110 mph design). That is why a post-hurricane inspection sits next to releveling on our list.
How a job goes
- Tell us the home size, the park and what you are seeing.
- We come out and read the frame height at every pier.
- You get a written quote before anything is lifted.
- Ask whoever does the work for the FLHSMV installer licence number, and ask whether the job needs a City or county permit.
We also cover Englewood, Venice, Port Charlotte and Grove City and Rotonda.
